Board of Director Meetings
Board Meetings are normally held on the second Tuesday of each even numbered month (Feb, Apr, June, Aug, Oct & Dec) beginning at 6:00 p.m. Meetings are held at various board members homes within the community, please check with Tritz Professional Management Services for the specific location.

Annual Meeting of Members
The Annual Meeting of Members for the purpose of electing individuals to two year terms on the board of directors is held in April of each year. At the next annual meeting, three positions on the Board will be up for election. The meeting will be held on April 14, 2020 at the place to be determined at 6:00 p.m.

Annual Budget & Audit
The association's fiscal year runs from January 1st to December 31st. The new fiscal year budget begins on January 1, 2021 and must be mailed to the membership no later than November 30, 2020. 

Audited Financial Statement
The association annual audit is mailed to homeowners each year by approximately April 30th.

Vendors with on-going service contracts with the association provide maintenance as follows: 

Landscaping - Weekly on Wednesday
Pool Service - Twice Weekly on Monday & Friday
Parking Patrol Service - varied to ensure compliance
Trash Pick-up - Trash pickup is on Tuesday of each week.

The nearest Household Hazardous Waste Collection Center is located at 17121 Nichols Street-Gate 6, Huntington Beach, CA 92647 (at Rainbow Disposal, south of Warner Ave. between Beach Blvd. and Gothard St. Operating hours are 9:00 a.m. to 3:00 p.m. Tuesday through Saturday; closed on rainy days, Independence Day, Thanksgiving Day, Christmas Day, and New Years Day.

2020 Calendar
Board Meeting & Agenda Notice
Pursuant to California Civil Code, starting January 1, 2008, Board meeting agendas must be posted along with the notice of meeting in a prominent location in the common area or mailed to each homeowner. With the following exceptions, boards are not allowed to discuss or take action on any item not on that agenda.

  • Residents may speak on any issue, regardless of whether it was listed on the agenda during homeowner forum.
  • Board members and their agents (including managers) may briefly respond to statements or questions from association members, ask clarifying questions, make brief announcements, or make brief reports on their own activities. 
  • Boards may refer certain informational matters and administrative tasks to its managers, agents and staff--even if these items were not listed on the agenda. 
  • Any subject may be discussed and acted upon if there is an emergency, if immediate action is needed on a matter which arose after the agenda was distributed, or if the item was on a recent agenda and was continued to the current meeting.

The Four Fours Homeowners Association will post the meeting notice & agenda in the bulletin board located by the mailbox's as well as posting those documents on this page of the website at least 4 days prior to the meeting.
